The 8th edition of the ‘Panelised Modular Building Systems Market Report – UK 2020-2024’ has been published by AMA Research. Since the 2018 edition of this report, market performance has improved due to growth in demand in key sectors including housebuilding, self-build, student accommodation, hotels. Public sector procurement frameworks have also been key in driving up the use of offsite construction.
The UK market for panelised modular building systems is estimated to be worth some £753m in 2019. Within the definition of this report the market consists of pre-fabricated, 2-dimensional frames or panels in systems for constructing walls, partitions, roofs and floors, typically supplied to site as systems in flat-pack format.
However, some systems, particularly light steel frame, are supplied to site in ‘stick’ form and/or direct to manufacturers of volumetric building systems. The main product type is timber frame, competing with light gauge steel, precast concrete and other engineered wood-based panels. This latter group includes structural insulated panels (SIPS) and cross laminated timber (CLT) systems.
Historically, there has been a reluctance among many clients and specifiers, especially in the private housebuilding sector, to using both panelised and volumetric building methods, which has acted as a constraint on potential growth. Since 2015, industry performance has improved, mostly due to the recovery in the construction industry as a whole and key end sectors including housebuilding, offices and entertainment and leisure. A shift towards greater sustainability and energy-conservation may also have stimulated demand in this market.
